On nearly 300 hectares of land within the old port area of Bremen one of the largest urban development projects in Europe is underway: the Überseestadt. With the completion of various milestones the Überseestadt has in recent years developed into a fascinating and lively district.

How things began ...

In the mid-nineties Bremen wanted to attract new businesses to the city by offering land for industrial premises and to achieve this decided to fill in the transatlantic port basin. Freight handling had at that time already decreased considerably.
From July to December 1998 sand was taken from the Weser estuary and filled into the port basin – the first step in the process of restructuring the old port district. Today the Bremen wholesale market is to be found on the former site of the transatlantic port.

The vision
 
The vision for the “Überseestadt Bremen" becomes concrete in the master plan which provides information on the possible usages of different areas, opportunities for structural development, and the whole new access system. A model (scale 1:1000) built on the basis of the master plan is on display at the Infocenter Überseestadt.

Freshness Centre

Freshness Centre
The first project to be realised in the Überseestadt was the Bremen Wholesale Market. When space was needed for the construction of a new road, the A281, the market was moved from the left side of the Weser and relocated in the Überseestadt. It was largely built on land gained from filling in the transatlantic port and covers an area of 16.3 hectares. It was opened on 3 November 2002.

Expansion Hansator / Konsul-Smidt-Straße

"Hansator" – Gateway to the Überseestadt Bremen

In order to provide the Überseestadt with a new, attractive access route the Hansator area was expanded and the Konsul-Smidt-Straße constructed. This development is now the main way into the Überseestadt and also the major route for virtually all traffic to the wholesale market. The connection was opened in October 2002.

Speicher XI

Speicher XI

Probably the longest corridor in the city

Speicher XI is one of the few historic buildings in the old port area that survived the Second World War and its aftermath. Built between 1908 and 1912 this impressive warehouse measures about 400 m in length and probably has the longest corridor in the city. It is heritage-listed. In 2001 Speicher XI was sold to the housing development company Dr. Hübotter Wohnungsbau GmbH which has since then renovated, transformed and given new life to the building.
As from the summer of 2003 the first users were the University of the Arts, the Port Museum Speicher XI, a design centre, the Infocenter Überseestadt, a restaurant, and various cultural institutions and service companies. Speicher XI is already fully let.

Alte Feuerwache – the old fire station

Old premises for new ideas

The building at the head of the Holz- und Fabrikenhafen (timber and factory port) was built at the beginning of the 20th century to house the fire brigade and the customs offices and marks the end of this elongated port area. The red brick, strongly structured building is relatively well preserved and is located in an urban setting with expressive, partly listed industrial Wilhelminian architecture. At the beginning of 2003 both the fire brigade and the customs offices moved out of the building. Today, the old fire station houses an Italian restaurant with view over the port basin, and offices for cultural and creative industries.

City connections

Optimal location

The Überseestadt Bremen does not only stand out for its flair and the opportunities it offers but also for its excellent connections to the city’s traffic network:
It is less than two kilometres from Bremen city centre and easily accessible by car via Eduard-Schopf-Allee and Hans-Böckler-Straße. The Überseestadt also has its own exit from the A27 motorway, and is directly connected to the B6 in the direction of the airport and to the new A281 motorway. On public transport (tram and bus) it is just a few minutes from the city centre. Pedestrians and cyclists can stroll or ride along the Weser promenade "Schlachte" to get to the Überseestadt.

Extension of the Weser promenade

Following the river

After about twelve months’ construction work, cyclists and pedestrians have since May 2009 been able to reach the Überseestadt via the Bremen promenade “Schlachte”. This path runs alongside the River Weser and connects the city centre with the Überseestadt. A paved extension of the Schlachte measuring approximately 250 m in length and ten metres in width runs from Stephanibrücke to Lloydstraße and thus directly to the Weser district. In the course of the construction measures a paved, handicapped-accessible ramp was built in the Weser district, via which both pedestrians and cyclists can get from the newly extended Schlachte to another new road, Stephanitorsbollwerk, the extension of Lloydstraße. At the same time the quays were equipped with new steel piling and a flood protection wall. A newly built pier will in future enable excursion and cruise boats to moor directly in the Überseestadt for day visits.

Maritime flair in the Europahafen

Europahafen – Living and working in urbane surroundings

Around the harbour basin of the Europahafen a new urbane work and lifestyle developed at an astonishing speed and with great ambition. The result is a combination of maritime ambience, terraced promenades, restaurants, shops, a marina, and modern office buildings. At the beginning of 2010 after a construction period of just over four years leading to a total of approximately 78,000 m² of office space, the developer Justus Grosse Projektentwicklung GmbH was able to celebrate the rental of the last free loft and thus the successful completion of all its projects in the Europahafen.
The unprecedented, rapid development of the Überseestadt is particularly visible in the intensive development around Speicher 1. In the meantime, Speicher 1 and the surrounding port buildings accommodate nearly 200 companies and more than 2,400 jobs. Another remarkable feature is the unusually broad mix of industries.
With the new marina (opened June 2011) a further attraction was added to the Europahafen.

Europahafenkopf / Ludwig-Franzius-Platz

A place to linger

In May 2009, the construction of expansive steps at the head of the Europahafen basin was completed. The staggered levels with a view over the water and the Marina are an immediate invitation to relax, linger and enjoy. Leading to the steps is the Hilde-Adolf-Park, also completed in May 2009, with its approximately 400 trees lining a 500 m long and 35 m wide avenue. Modern concrete elements within the park divide it into different areas of lawns or trees and offer a pleasant place to sit.
During the conversion of the old quayside to an attractive promenade the flood protection was renewed and made fit for the coming decades. The promenade encircles the entire head of the Europahafen and is bordered by restaurants and shops.
